What is the MLS?
The MLS stands for the Multiple Listing Service. The MLS is a local database of homes for sale by REALTORS®. REALTORS® use the MLS when searching for homes for buyers. Only licensed REALTORS® have access to the actual MLS. However all of the properties in the MLS are automatically uploaded to REALTOR.com®, Homestore.com® and thousands of others for the general public to view. Learn more

Who will be able to view my property?
REALTORS® who have access to the actual MLS will have all of the information about your property. In addition a brief description and photo of all residential properties in the MLS are automatically uploaded to REALTOR.com®, Homestore.com® and hundreds of other websites for the general public to view.

What websites will my property appear on?

Will my property look any different than other properties on the MLS?
No.

How long will my property stay in the MLS?
As long as you wish. State law and MLS rules require that a listing has a beginning date and an end or "Expiration Date". We allow you to choose the "Expiration Date". There is NO LIMIT on the length of time a listing can be in the MLS. You can set your "Expiration Date" for a day, a month, a year, five years, etc...

Do I owe you anything at closing?
No.

Can I put my own photos into the listing?
Yes. You can bring the digital photos with you or send them to us by e-mail for no charge. You can put a maximum of 10 photos in your MLS listing. They must be in the ".jpg" file format. To send us photos e-mail to: . If you need to

If you can't e-mail photos we can scan your standard photo(s) in if you mail the pictures to us. The first photo is free. There is a single fee of $25 to scan from photo(s) 2 up to 10 max.

What if I don't have photos?
We can instruct an MLS photographer to take a photo of your property. The MLS photographer charges $30 per photo. (Not applicable in Pinellas, Pasco, Polk, Dade, St Lucie, Martin, Lake, Orange, Osceola, Seminole, W Volusia & Hillsborough Counties.)

Can I list my property FOR RENT in the MLS?
Yes. Listing your property for rent on the MLS requires a separate set of forms to be filled out for the rental section of the MLS and an additional fee. The rental section of the MLS is an entirely separate section of the MLS and requires the listing to be manually entered again into the rental section of the MLS. Can I create my own website?
Yes. You can create your own website to showcase your property then link it to portions of the MLS and thousands of other independent FSBO website's. This can be done for less than $3.99 per month with no technical knowledge needed. Click here to learn more.

Can I link my MLS listing to my personal website?
Yes. However if the information on your personal website differs from the information in the

Can I include a virtual tour with my listing?

Do you charge for minor changes?
No. We don't charge for simple changes (i.e. price, commission, phone numbers, etc..) If you make obsessive changes we will send you a bill. To make a change click here.

Will REALTORS® call me to show my property?
Yes. When filling out the information for your listing you can instruct REALTORS® to call you to show the property.

Why does it say "from $75"?
Many of our customers are builders/remodelers/investors/speculators, and list several properties at a time. Therefore, we are not duplicating a lot of paperwork during the timed option and this can bring the time down to 20 minutes to a half hour per property. This method usually requires at least 4 or more properties to be listed at one time.

Do I have to offer a commission to a REALTOR® that brings me a buyer?
Yes. In order to insert your property into the REALTORS® Multiple Listing Service you need to be aware that a commission must be offered to a REALTOR® that brings you a buyer. However you would not owe Jack Keller, Inc. REALTORS® a listing commission. The commission that you offer is an amount of your choice and can be either a flat fee or a percentage of the sales price.

Can I offer a bonus to a REALTOR?
A commission bonus must be offered to the "selling office" by Florida state law and cannot be offered to the "selling agent". The "selling office" is the brokerage of the agent that brings a buyer to you. If you would like to add a bonus to your MLS listing please send us our change form located at www.change.jackkeller.com with the entire commission bonus request offered to the "selling office"and any bonus stipulations. (Example: To be closed on or before a certain date to collect the bonus ...etc.) Make sure all owners sign and date the change form, then send it to us and we will be glad to honor your request.

I just listed my property and it's not on REALTOR.com® yet; what gives?
REALTOR.com® says that it can take up to ten business days before a new property appears. While it doesn't usually take that long, weekends, holidays and other delays can occur.

 

When does the title company get involved?
You should contact a title company about the same time you list your property. A good title company will explain what is to be expected and walk you through the steps. When you receive a contract, you will deliver the contract either by hand or fax and they will take it from there to closing. *This support issue is provided by a Title Co.

How do I know my property is still in the MLS?
Your property is in the MLS until it expires or we manually remove it.

How can I make a change to my listing?
Use our change form to do this.

What do I do when I have a sales contract?

My listing is getting ready to EXPIRE, can I extend it?
Yes. Click here to go to the change page to access the Expiration Date Extension Request form. Make sure we receive the change during business hours well BEFORE your listing expires; there is a fee to re-list an expired listing. Keep in mind that if you let the listing expire when its re-activated you will receive a new MLS# and the listing will look as though it is new. If the property is in Lake, Orange, Osceola, Seminole, Sarasota, Manatee, Charlotte, Polk or W Volusia county the listing must be off the market for at least 30 calendar days to make the listing look new.

Can I get a new MLS #?
