Include your MLS# in your advertisements.
If you place your property in any classified, on-line or on paper include your MLS#. This will reduce the number of calls you get from REALTORS® soliciting your listing. Placing your MLS# in your ad lets other REALTORS® know that your property is already listed.

Hold an open house.
This is free. The more people who view your home the more likely you will find a buyer. you can even add your open house dates and times in the MLS and on REALTOR.com. For details on how to do this click here.

Use a lockbox.
Sometimes REALTORS® work with buyers that don't have much time or may not be in town long. By using a lockbox you can greatly increase your odds of REALTORS® showing your property on the spur of the moment. You can purchase lockboxes from your local home improvement store or click here.

Choose a Title company.
As the seller you are the one that decides which title company to use. Title fees vary, do your homework. Do not wait until the last minute to choose a title company. Go with a company that has been in business more than 10 years.

When taking photos that are going to appear in your listing try to create the best photo scenery possible. In other words remove any vehicles from the driveway, mow the lawn and clear out any weeds. Most important, try and take the photos on a bright sunny day. For interior shots, eliminate distracting elements and reduce clutter in the room.
